Acquisition and development
We counsel clients in all types of real estate transactions including sales,

Real Estate Finance
We work with numerous financial institutions on various stages of the loan
process, from discussions with the client and borrower concerning the
transaction, to drafting the commitment letter, research of collateral
requirements, preparation of loan documentation and the loan closing.
Title Examination
Our attorneys cooperate with title insurance companies in examination and
resolution of all types of matters that affect title to real property. We work
with many state and national title insurance underwriters to identify and
resolve issues as they arise.

1031 Like-Kind
Exchange___________________________
A tax-deferred exchange allows the deferral of taxes incurred on the sale of
investment or business-use property, if the equity is reinvested in another
"Like-Kind" property.
§1031 of the Internal Revenue Code has certain requirements to obtain
this tax deferral, and many states' tax laws also allow the tax deferral.
The Four Essential Requirements are:
1. Like-Kind Properties;
2. Qualified Use Properties;
3. 45-day Identification Period and 180-day Exchange Period; and,
4. An Exchange.
This favorable tax treatment provides the benefit of leveraging all of the
equity in the "old" property to acquire a "new" property, without losing
investable equity to pay taxes.
